Add demo tenant seeding for Codespaces with predefined credentials - #11

- Add app/scripts/seed_demo.py: creates a "demo" tenant with 2 sites, 4 projects (with phases and staff assignments), 8 staff members with skills, 8 equipment items, and vacations. All using known password "demo1234" for immediate exploration. - Update .devcontainer/setup.sh to run seed_demo after init_db, and print demo credentials on setup completion. - Set INIT_ADMIN_PASSWORD=demo1234 in devcontainer docker-compose so the admin portal also uses a known password. - Update README.md with demo credentials table (admin portal + tenant). - Update docs/admin-guide/installation.md with Codespaces demo details. - Add docs/build.sh for CF Pages builds (avoids root requirements.txt).
